ABOUT THE
PROPERTY
Badly
maintained through the years, but freshed-up to accommodate
the running of a licenced STL sind 2022.
House Type: 3-Bed End of Terrace,
Ground-Floor Flat with a lawn garden at the front,
and half paved rear garden with an open alluminium shed: both badly
maintained.
CONDITION OF THE PROPERTY
The property has been
purchased in 2012 for £35,000.
Nothing significant
has ever since been done to improve it
(except the mini-renovation of 2022 by the curent resident)
but a good,
energy-efficient modern boiler has been fitted.
Broadband speed here
is Full Fiber at 950mb/sec.
1 - The front garden
needs a filling with shrubs or a piece of fencing on the right side.
2 - This will close
an opening in the green shrub.
3 - On the left side
the picket fencing is aged and needs attention.
4 - The front of the
property would look nicer with a coat of paint.
5 - The shed in the
rear garden is very basic, aged and has no door.
This garden is also very basic and exists mainly of slabs and
some old gravel.
Weeds must be controlled constantly.
INTERIOR OF
THE PROPERTY

- The interior of the property has been refreshed in 2021/2.

- The walls had suffered from nicotine infection, dampness, and cooking
grease.
Those
were
brush-clean, washed
and painted.

- The cupboard in the main hall still has got a wee bit of a funny
smell, although a lot lighter
three years after cleaning
it.

- The cooker extractor exit has been facilitated as boiler exit,
and thus the kitchen ventilator opening is being used as exit
for
the cooker extraction.
The kitchen window on a
latch provides additional ventilation for the kitchen.

- Due to moisture penetrating the concrete floor, damp enters the
kitchen cupboards.
And in the summer when the under-ground warms up, damp will
rise to the
surface,
penetrating the cupboards. Hence, with the cool
summer of 2024, damp was hardly notable in the cupboards.

- The upstairs neighbours have a squeeky floor. You do hear this so now
and then
in the
corridor and bedroom.
THE CONCRETE FLOOR AT THE EAST
END OF THE BUILDING
1
- The concrete floor here, from the north end to the south end has
deteriorated to a
moisture content of 50%, as stated and measured by
the council.
North Ayrshire
Council has ordered landlord Yan Li to solve the problem, but to-date
(01-09-2025)
she has not paid
any attention to the matter.
In November
2021 the moist and
smelly laminate floor had to be lifted and discarded.
The floor was
very damp and it was left to dry (see the film on youtube
linked at bottom of this page)

- In February 2022, after the floor had dried for about three months
and had been coated
with
damp-proofer. After that, underlay and a carpet were fitted.

- Within two weeks, the damp penetrated the carpet and produced an
enormouse stench
in the room. The damp carpet
and soaking underlay had to be removed and discarded.
The floor was
then painted with a basic paint and the room has since then been
used as
a storage room.

- When the door is shut, damp can be noticable in the bathroom, as you
enter. In the kitchen,
you will smell
damp when you open the cupbords in the summer when the
grounds gets warmer and
steam will rise to the surface.
CONCRETE
FLOOR READING
1 - On
12-09-2024 the
concrete floor of the large bedroom was read by the council.
2 - The
reading was 50% This
means that moisture is penetrating the concrete.
3 - If the
reading now
is 50% on a bare floor without underlay and carpet, what would
the reading be
if underlay and carpet were fitted? 70%?
Landlord Yan Li (Yvonne
Chen) has been notified by the council to
rectify the matter, but 12
months on she has not paid any attention to
the matter. Now application has now been made
to the property chamber.
4 - In
building maintenance
terms this looks like a concrete floor re-pouring requirement.
A newly poured concrete floor measures
4.9, because it will take about 8 months to dry,
eventhough your
furniture stands on it and you live in the house.
But for a house
that is older than 18 months it means that moisture is penetrating the
concrete from the underground.

with a request that matters are investigated and she revert to the
Council with findings prior to the 28 October. To date I have
heard nothing further from the landlord.

HOW
DAMPNESS HAS BEEN CONTROLLED IN THIS HOUSE
As you will see on the films and pictures, when the tenant
moved in to this property, the place was very foul and damp.
The tenant installed a vent in bedroom 3, and repaired the vent in the
lounge.
Besides, the host has kept the entire property ventilated by keeping
the kitchen,
bathroom, lounge, and guest bedroom windows 24/7 on a latch: since
09-2021.
The kitchen cupboards were opened every day before the tenant travelled
to work.
These actions have controlled the damp at the tune of about
£450 annually.
STRUCTURE AND INSULATION
The external construcition is not insulated;
The building suffers from damp rising from the concrete floor;
The upstairs property has a squeeky floor.
Before the S.T.L. commenced, the property was virtually unmarketable.
But now, taking its current condition, the property is
estimated at £35,000 to 40,000
taking into account the concrete floor problem as well as the general
condition of the property.
But potential buyers are advised to contract their own purchase estate
agent.
